How is a licence different from a lease?
A licence provides greater flexibility than a lease and tends to be more suited to small growing businesses with changing space requirements. Whereas a lease normally requires a long-term commitment, protracted negotiations and hefty legal fees, Innovation Centre licences are issued on a renewable, six-monthly basis with only a month's notice required.
Is a licence more expensive than leased office space?
No, a licence can save you money. Lease rentals only cover the space itself. The hidden costs include maintenance, security, decoration, ICT infrastructure and cabling, cleaning, light, heat, power, business and water rates, service charges and so on. At the Innovation Centre, the licence fee includes all of these costs which means no need to keep track of a multitude of bills.
